FEE SCHEDULE

Every project is billed on an hourly basis. Estimates are not typically given until the schematic design (conceptual design) phase is complete.
 

For basic design sets, you can expect to pay a minimum of $10 per square foot (see ‘Basics’ Package below), while more tailored designs are typically upwards of $15 per sf for more customized design services. (See the ‘Works’ package below).

Generally speaking, design fees range from 4-6% of the budgeted construction cost.

In this package Drafting, BIM Modeling, Details, Documentation, Revisions, and Presentations will be billed the drafting rate of $95/hr

Clients are invoiced on the first Monday of every month. Weekly email updates go out every Monday to inform clients of hours logged and descriptions of progress made with those hours

PAYMENT PLANS

We understand that design and engineering fees are
not typically covered under a construction loan. 

 

This is why we offer a payment plan to make it easier and more predictable for your budgeting purposes.  If you would like to go on a monthly payment option so that you know how much you are paying each month, we start with $2k per month for 6 months to cover the minimum investment.  If the total cost ends up being more than that we can continue the payments or adjust accordingly.

ESTIMATED TIMELINES

Upon receipt of the signed contract and a retainer of $2,000, projects are scheduled on a quarterly basis.

2 spots are booked per quarter. 
Start dates can vary depending on incoming projects. 
Please inquire for the latest lead times. 

If everything goes smoothly, projects can take between 6 and 8 months to complete. Delays in engineering, permitting, or other unforeseen circumstances outside of our control are not taken into account in this schedule.

WHO WE ARE

Gabriel is an architect with a Bachelor's from La Universidad de los Andes in Bogotá, Colombia, and a Master's in Sustainable Architecture from Universidad Politécnica de Cataluña in Barcelona, Spain. Over six years, he has worked on residential, commercial, institutional, and interior projects in Colombia, the USA, and the UAE. He focuses on creating habitable, engaging, and environmentally responsible spaces, optimizing building energy efficiency through climate-based simulations. In 2021, he received an honorable mention in the "Yoga House On A Cliff" international competition by Buildner, showcasing his commitment to excellence and innovation.

With over 14 years of experience, Christina's love for nature and belief that the spaces we build can be tools for transformation have shaped her career. Starting with bamboo construction in Hawaii and later working with compressed earth blocks in Colorado, she now works globally using materials such as strawbale and hempcrete, tailoring her designs to regional climates. Passionate about carbon-smart, resilient design, Christina specializes in natural building and passive, high-performance systems, creating homes that blend harmoniously with their environments and make an impact on the industry as a whole.

Gabriel Molina
Environmental Architect

Charis is a certified Cypriot architect with 11 years of experience, specializing in large-scale projects in Europe and North Africa. Proficient in BIM modeling and infographics, he has received awards for his designs and architectural photography. Working between Cyprus, France, Switzerland, and Morocco, Charis is passionate about passive, eco-friendly architecture, especially stone and earthen structures. His commitment drives him to exceed expectations and explore innovative paths in architecture.
